Nestled away from Wandsworth High Street, All Saints Passage, previously a commercial office building, has undergone a complete transformation to meet London's rising housing demands. This new development features a housing-led mixed-use building, comprising 17 apartments and flexible commercial space on the ground floor.

The carefully considered material palette draws inspiration from local precedents and was selected to remain subservient to the neighbouring All Saints Church.

The contemporary form, plinth, and banding are used in sensitive and pragmatic ways to provide a modular reinterpretation of the surrounding traditional mixed-use buildings. The detailing had to be of the highest calibre to harmonise within the emerging streetscape and address the quality of the local historic context.

The side elevation, visible from Wandsworth Plain, presents three distinct sections, each with a different shade of brickwork to emphasize the building's stepped form. Light green glazed bricks at the front reflect the greenery on the terraces. As the building recedes, dark marine green bricks are used, while the rear is clad in white bricks to reduce the apparent massing.

Internally, large floor-to-ceiling windows fill the apartments with natural light. Exposed concrete ceilings add an industrial touch to these bright spacious homes. Interior designers SceneSmith maintained the natural theme throughout the apartments with soft furnishings and neutral tones to compliment the externals.

The development promotes biodiversity with planted private terraces for all residents and a tranquil communal rooftop garden. Each home has been allocated a micro allotment, providing space for residents to plant seeds, grow vegetables, and connect with nature, enhancing overall wellbeing.

All Saints Passage is a highly efficient building, featuring renewable heating systems powered by air-source heat pumps, and is completely gas-free. This carefully crafted building is lovingly detailed to compliment its celebrated surroundings.

The entrance is defined by the angled formation of the brickwork, with the mottled effect of the bricks adding texture and refinement to the facade.
